Get Your Home Ready to Sell:
There are countless things you can do to make your home more attractive to buyers and help you get the best price. In addition, consider hiring a professional home inspector yourself and repairing the items they find in their inspection. Here are some specific ideas:
l Clear out all excess items in and around your yard. Refresh your landscaping rock, clean your grill, pull weeds, prune trees, power-wash and remove stains from hard surfaces.
l Reseal cracks in the foundation, steps, walkways, walls and patios. Repaint inside and out using neutral colors. Repair and clean gutters and downspouts
l Repair all leaks along with the resulting damage to walls and ceilings. (Be sure to properly address and disclose any mold or other concerns)
l Wash the windows inside and out. Make sure the house address is clear from the street and the home is well lit.
l Hire a cleaning service to thoroughly clean the interior.
l l Repair cracks, holes and damage to plaster, wallboard, wallpaper, paint, and tiles.
l Consider replacing old toilets, sinks and countertops if they are worn, stained or damaged.
l Repair drippy faucets and showerheads. Unclog slow drains.
l Shampoo carpets, scrub and wax linoleum or wood floors.
l Clean out the fireplace and lay some logs in it.
l Mend torn screens. Clean out all window tracks. Make sure all doors and windows are fully functional.
l Replace burned-out light bulbs. Use brighter light bulbs.
l Renail creaking boards or stairs; lubricate squeaking doors.
l Clean all appliances (especially refrigerator and oven).
l Replace old toilet seats and shower curtains.
l Clear all cobwebs from corners and doorways and wash all light switches and door handles.
l Declutter the entire home including storage spaces. Donate it, sell it, put it in storage off the property. (Consider renting a storage unit for a few months).
